As Nuevo Sur matured into a mixed-use destination, the opportunity was to introduce housing that would complete and energize the district.

Nuevo Sur had successfully established itself as one of Monterrey’s most dynamic mixed-use districts, yet its long-term success depended on creating a stronger residential community. U-Calli envisioned a development that would bring new residents to the neighborhood while reinforcing its identity as a vibrant urban destination. Beyond adding housing, the project sought to create a walkable lifestyle where living, working, recreation, and everyday services coexist, supporting a more connected, active, and resilient model of urban growth.

Solution

A residential master plan integrates architecture, landscape, and mobility to create a vibrant neighborhood where daily life unfolds within a connected urban ecosystem.

The master plan introduces six residential towers that reinforce Nuevo Sur’s mixed-use character while responding to Monterrey’s climate and urban context. Architectural forms reinterpret northeastern Mexico’s vernacular through solid façades that reduce solar exposure and frame views toward Cerro de la Silla. Landscape strategies developed with Harari Landscape create shaded public spaces and native planting that improve thermal comfort while reducing water consumption. Amenities, pedestrian connections, and active ground floors encourage residents to engage with the surrounding neighborhood.

The design process began by analyzing Nuevo Sur’s existing urban fabric and identifying how residential development could reinforce the district’s long-term vitality. Master planning, architecture, landscape, and market strategy evolved together to ensure every design decision contributed to a more connected community. Building orientation, façade design, open spaces, and pedestrian circulation were carefully coordinated to maximize environmental performance, strengthen public life, and create an everyday experience centered on walkability and neighborhood interaction.
